How Las Vegas Neighborhood Diversity Helps Everyone Make Better Decisions

Surprise. Surprise! If you look at racial diversity, Las Vegas ranks among the best in America. So says a new report from the Brookings Institution.

Yes, kids, Las Vegas scores No. 1 among large metropolitan areas. Our statistical score was 40, the lowest in the nation. The 40 score means 40 percent of black, Hispanic and Asian people would have to change neighborhoods to equal the whites living there.

Raleigh, North Carolina came in No. 2 with a score of 42. The worst in the nation was Milwaukee, with a score of 81.

So why is this important? Ask Noreena Hertz, who currently is the Associate Director of the Centre for International Business and Management at the University of Cambridge.  (Check out her great TED talk.) She writes in her book Eyes Wide Open, “If we are to make smarter decisions, we need to include in our decision-making people who look different to us,  sound different to us and have different skills.”

In addition to race and gender, she adds age. Yes, living next to fossils like me can help you make better decisions!

Glad to see Las Vegas is No. 1 at something so important!

Why Home Mortgage Rates Are Rising and What This Means to YOU

Last Christmas we had something not to be thankful for: the home mortgage interest rate for a fixed rate loan hit 4.1 percent, according to Bankrate. This is the highest rate we’ve seen in over three years.

What does this mean to home buyers and homeowners seeking to refinance? Here is the answer, in dollars and cents. If you are borrowing $200,000 to buy a home ( the median resale here in Las Vegas last month was $233,000, so that’s about right), and put 20 percent down,  you would pay

  • $898 in principal and interest if the interest rate was 3.5 percent (the rate through early October.)

  • $954.83 in principal and interest if the rate was 4 percent

  • $1013.37 if the rate reaches4.5 percent

These numbers, of course, are not your house payment. You have to add in property taxes (about $1200 a year or another $100 per month) and your homeowner’s insurance.

Hey, 4.1 percent is not a bad rate. When I bought my first house in 1978, my mortgage rate was 18 percent….because I had perfect credit. Mortgages rates fell under 5 percent in May 2010. The last time they were below 5 percent before that was when Elvis first appeared on the Ed Sullivan Shew (as he said it) in the fall of 1956.

Why is this happening? Two reasons:

  1.  Inflation worries. President-elect Trump has said he will increase federal spending on infrastructure plus cut taxes. Both of those trigger inflation. That causes interest rates to go up.

  2.  The Trump dump.  Wall Street bundles all your individual mortgages to create mortgage-backed bonds. Bonds prices shot up after the November 8 election because foreign investors, who are big mortgage bond buyers, have read “The Art of the Deal.” In that book Trump advocates my mother’s mantra of “never pay retail.” They worry he will try to negotiate the bond price and pay less than the face value. Whether any US president can do that, since bonds are backed by the US Treasury, is an open question. But stock and bond prices are often the product of psychology notreality and I suspect that’s what’s happening here.

What dos this mean to you?

If you are a home buyer, you’d better get something under contract before rates go higher. If you don’t, you will have to buy less house for the same money.

I have found the best time to talk to a police person is when YOU initiate the conversation. And you can do that tomorrow because it’s another installment of Talk Shop with Cops. Tomorrow even Henderson Chief Patrick Moers will be at Starbucks to teach us all how to keep our community safe.

The officers will speak with you one-on-one, so bring your questions and concerns.

You’ll have to be an early bird though. The talk is from 7-9 am. The meeting place is the Starbucks at 690 East Horizon Drive at College in Henderson.

So, Henderson, what are you going to ask the cops?

The Cosmo’s Star Chefs Are Hosting Cooking Classes

The Cosmopolitan Las Vegas has a collection of some of the best restaurants on the Las Vegas Strip, including personal favorites Jaleo Las Vegas, Rose.Rabbit.Lie and Milos. Now the hotel has created a Chef’s series which starts tonight.

Here’s how it works. Each Tuesday one of the hotel’s chefs will teach you how to cook something. Then you get to taste it!

All the classes are at the Whole Foods Market at Town Square, which eXp Realty has its offices above the Apple store. The demo class is from 6:30-7:30 every Tuesday in May.

Tonight’s class will features Luis Montesinos of Jaleo. He will tech us how to create gazpacho and pan com tomate.

Oh, I forgot. These classes are FREE!

The Median Price for NEW Homes in Las Vegas Jumps

The median price of NEW homes in Las Vegas hit $321,405 last month, according to Home Builders Research, a Las Vegas firm. That’s up 13 percent from the same 11-month period in 2014. That number is the highest price since the Real Estate Apocalypse started eight years ago.

Compare that with the median price of resales at just $217,000, according to the Greater Las Vegas Association of Realtors.

Despite the significant difference in price, there’s something special about getting a home built your way.

Most people don’t know this, but if your Realtor doesn’t accompany you on your FIRST visit to the subdivision, s/he can’t represent you in any transaction. Would you get divorced and use your spouse’s attorney? Hell no! Let us fight for you. We know just where all the shallow shoals are. So don’t get anxious. Vegas’s Median Home Price Hits $223,900!

There was a lot to give thanks for in November. The median home price for single family homes in Las Vegas increased 9.4 percent this November over last November, according to Ticor Title. Today the median home price hit $223,900!

Finally, reality has set in. Gone are the days in 2011 when you could buy a house and pay for just the land and maybe a bedroom or two when the median price was $180,000.

What we all hope our home prices will do!

The average home sale price went up too. It rose by 11.1 percent year-over-yer to $273,210. (The median means half were above and half were below. The average is the sum of all of ’em divided by the count. That’s why the numbers are different.)

The only caveat in Ticor’s report was that the sales price versus list price ratio fell by 0.5 percent to 98.1 percent. Finally, sellers are getting more realistic when they first price their homes. This is good news too.

It sure took a long time, but things are now getting back to normal. That’s a great Christmas present.

P.S. The price at the top of the market in June 2006 was $305,800.

Today’s Asking Price/Square Foot: $127!!!

The median list price this week for Las Vegas homes is $274,777, according to Nevada Title.

In case you are shopping for a home, the asking price per square foot is $127. Use that number as a benchmark, as opposed to the price, to ensure you are not paying too much for a property.

The Nevada Title report, which came out Monday, says Las Vegas is clearly in a “Seller’s Advantage” market, according to its Market Action Index, which comes from Altos Research. This is because our inventory of homes realistically priced is low, low, low (which comes from yours truly). Know this going into your transaction, no matter whether you are buyers or sellers.

There are a lot of sevens in $274,777, just saying. Sounds like it’s a lucky time to go shopping, this being the shopping season.

Celebrate Cinco de Mayo at the Best Italian Eatery in LVNV

Today’s Cinco de Mayo, the day Mexico celebrates (wildly) its army’s unlikely victory over the French forces of Napoleon III  in 1862.  (Just in case you were wondering what the fuss was all about.)

Naturally, every Mexican restaurant in Las Vegas is having a shindig. But I’m opting for the mixed metaphor. Siena Italian Authentic Trattoria & Deli is hosting a Cinco de Mayo food fest too. The only place in town to buy real Italian cheeses is serving beef or chicken quesadillas and nachos for just $5.95 and soft fish tacos for $4.95.

Its mixologists even created a special Cino de Mayo cocktail: Fuego, the Mexican Absolut Cilantro. It includes orange and grapefruit juice and Tabasco. Sounds hot. There must have been a sale on cilantro because the trattoria is also serving cilantro margaritas and Bloody Marys.  Maybe just stick with the Corona beer.

I’d betting (this being Vegas) that the Italians can do Mexican well too. See you there in Summerlin.

Here’s a way to see the Big Fight Saturday

Don’t have a ticket to the Mayweather-Pacquiao fight on Saturday? Here’s another way to feel the frisson and feed yourself too.

The MGM Grand is the host site of the Fight of the Century. Crush restaurant at the MGM is hosting a special fight night five-course dinner, dubbed “the Ultimate VIP Experience.” In addition to a closed-circuit broadcast of the megafight, which of course provides the seasoning for the evening, participants can chow down on either a 28-ounce ribeye steak (a heavy weight piece of beef in my book) or a 16-ounce Maine lobster tail as the main course.

Since this is Vegas, there is an open bar and all-you-can-sip high-end California wine.

The cost for this one-two punch event: $1,000. A deal in my book since someone on Craig’s List Las Vegas is asking $350,000 per for ring side seats. The operative word here is asking.

And who do you think will win? I’m putting my money on Mayweather. Have to since he lives in Summerlin. But I impressed with Manny. Did you know the voters elected him to the Philippines House of Representatives?
