Back in the days before the real estate boom, Las Vegas home buyers looking for good deals would pay no more than $100 a square foot. When the boom hit Clark County in 2005, it was hard to find anything habitable for $150 a square foot. Today a good price in the Las Vegas home market is hovering in the $125-$131 a square foot range.
So when I saw the home at 7321 Bush Garden Avenue listed at $103 a square foot, I assumed it needed a major remodel. But no! It’s Architectural Digest ready. Custom two-tone paint. Laminate and tile flooring. Undermount sinks everywhere. Granite countertops. Sexy bathrooms. And did I tell you this Las Vegas home is listed for $103 a square foot?
This Vegas house, located near the 15 and Craig, has the perfect floor plan for entertaining. Walk in the front door and there’s the living room. Walk up the steps and there’s the dining room, except I’d put a pool table there.
The kitchen is open and leads outside to a covered dining deck. I’d put comfortable furniture there and rarely stay inside because that’s where all the company is going to go anyway. All the new appliances are included in the price. Did I tell you it’s $103 a square foot?
Walk down the steps and there’s a large family room with fireplace that leads out to the pool and built-in barbecue. On this floor is a large bedroom (13×11) and a full bath.
Upstairs is a grand master bedroom and three more bedrooms for kids and guests. Big windows make these bedrooms sun-bleached.
Total square footage is 2,896. Lot is large for Las Vegas: 6,534 square feet. Sales price is $298,990.
The house’s one downside: It backs up to Craig Road. $100 worth of sound-eating plants along the wall will go a long way to fix that. I learned that the hard way when I lived in Dallas. When I bought my home in 1989, it backed up to a rural path and a 30-acre park. When I sold it in 2007, it backed up to a six-lane, heavily traveled thoroughfare that separated my subdivision from the park. Madame Galen’s trumpet vines and ash trees did a good jump of tamping down the traffic.
I’d buy this one myself if I weren’t already living in my last home before the nursing home.
