It’s Chilly Out There..And I’m Talkin’ About Henderson Real Estate

Had to turn up the heat this week-end because baby, it was cold outside, to quote Dean Martin. But the thermometer is also falling on Henderson real estate. Baby, I can feel it.

As close as last October, homes that were priced fairly ($135-$160 per square foot) were always under contract in 30 days or less. But when the holidays hit, buyers went Christmas shopping instead.

The result: homes, even the fairly priced ones, are still available. Based on my listings (albeit not a scientific sample)  these homes are NOT falling in price. It’s just taking longer than usual to get under contract.

Zillow apparently agrees with me. It’s just-released report for 89012–where the majority of my listings are– labled the market “chilly.”

The report did predict homes in this zip code would probably rise by 4.2 percent this year.  Zillow reported prices actually went up 6.7 percent from November 2015 to November 2016. (We will take it!)

Interestingly, Zillow reported the median list price per square foot in 89012 is $162, which is higher than the Henderson average of $149.

Zillow said only 18.2 percent of listings in 89012 had a price cut. That’s good news.

What does this mean to you?

Buyers: You have the negotiating power. Sellers hate the uncertainty. Use it!

Sellers: You can either wait it out if you list or just wait to list. Or, if you don’t need to max out your gain, price your house under market. For the one house that I’ve listed for $122 per square foot, I had almost a dozen offers the first week right after New Year’s. There are always buyers ready, willing and able when they find a true bargain.

How Las Vegas Neighborhood Diversity Helps Everyone Make Better Decisions

Surprise. Surprise! If you look at racial diversity, Las Vegas ranks among the best in America. So says a new report from the Brookings Institution.

Yes, kids, Las Vegas scores No. 1 among large metropolitan areas. Our statistical score was 40, the lowest in the nation. The 40 score means 40 percent of black, Hispanic and Asian people would have to change neighborhoods to equal the whites living there.

Raleigh, North Carolina came in No. 2 with a score of 42. The worst in the nation was Milwaukee, with a score of 81.

So why is this important? Ask Noreena Hertz, who currently is the Associate Director of the Centre for International Business and Management at the University of Cambridge.  (Check out her great TED talk.) She writes in her book Eyes Wide Open, “If we are to make smarter decisions, we need to include in our decision-making people who look different to us,  sound different to us and have different skills.”

In addition to race and gender, she adds age. Yes, living next to fossils like me can help you make better decisions!

Glad to see Las Vegas is No. 1 at something so important!

The Cosmo’s Star Chefs Are Hosting Cooking Classes

The Cosmopolitan Las Vegas has a collection of some of the best restaurants on the Las Vegas Strip, including personal favorites Jaleo Las Vegas, Rose.Rabbit.Lie and Milos. Now the hotel has created a Chef’s series which starts tonight.

Here’s how it works. Each Tuesday one of the hotel’s chefs will teach you how to cook something. Then you get to taste it!

All the classes are at the Whole Foods Market at Town Square, which eXp Realty has its offices above the Apple store. The demo class is from 6:30-7:30 every Tuesday in May.

Tonight’s class will features Luis Montesinos of Jaleo. He will tech us how to create gazpacho and pan com tomate.

Oh, I forgot. These classes are FREE!

The Median Price for NEW Homes in Las Vegas Jumps

The median price of NEW homes in Las Vegas hit $321,405 last month, according to Home Builders Research, a Las Vegas firm. That’s up 13 percent from the same 11-month period in 2014. That number is the highest price since the Real Estate Apocalypse started eight years ago.

Compare that with the median price of resales at just $217,000, according to the Greater Las Vegas Association of Realtors.

Despite the significant difference in price, there’s something special about getting a home built your way.

Most people don’t know this, but if your Realtor doesn’t accompany you on your FIRST visit to the subdivision, s/he can’t represent you in any transaction. Would you get divorced and use your spouse’s attorney? Hell no! Let us fight for you. We know just where all the shallow shoals are. So don’t get anxious. Today’s Asking Price/Square Foot: $127!!!

The median list price this week for Las Vegas homes is $274,777, according to Nevada Title.

In case you are shopping for a home, the asking price per square foot is $127. Use that number as a benchmark, as opposed to the price, to ensure you are not paying too much for a property.

The Nevada Title report, which came out Monday, says Las Vegas is clearly in a “Seller’s Advantage” market, according to its Market Action Index, which comes from Altos Research. This is because our inventory of homes realistically priced is low, low, low (which comes from yours truly). Know this going into your transaction, no matter whether you are buyers or sellers.

There are a lot of sevens in $274,777, just saying. Sounds like it’s a lucky time to go shopping, this being the shopping season.

Celebrate Cinco de Mayo at the Best Italian Eatery in LVNV

Today’s Cinco de Mayo, the day Mexico celebrates (wildly) its army’s unlikely victory over the French forces of Napoleon III  in 1862.  (Just in case you were wondering what the fuss was all about.)

Naturally, every Mexican restaurant in Las Vegas is having a shindig. But I’m opting for the mixed metaphor. Siena Italian Authentic Trattoria & Deli is hosting a Cinco de Mayo food fest too. The only place in town to buy real Italian cheeses is serving beef or chicken quesadillas and nachos for just $5.95 and soft fish tacos for $4.95.

Its mixologists even created a special Cino de Mayo cocktail: Fuego, the Mexican Absolut Cilantro. It includes orange and grapefruit juice and Tabasco. Sounds hot. There must have been a sale on cilantro because the trattoria is also serving cilantro margaritas and Bloody Marys.  Maybe just stick with the Corona beer.

I’d betting (this being Vegas) that the Italians can do Mexican well too. See you there in Summerlin.

Vegas Ranks No. 5 in Snobbery

Swifty.com, a fun and irreverent travel Web site, just published its list of America’s 19 snobbiest cities. Guess who made the top five? Las Vegas!

The reason: Las Vegas locals are snobby “because they live in the top tourist destination in the world and they know it.” Damn straight!

Vegas IS Back: Welcome Appreciation!

Las Vegas: 2014 was a pretty good year when it comes to year-over-year home appreciation. NO zip code in Las Vegas fell in median price from 2013 to 2014. And all but one increased in value. The misfit: 89146.

The top five zip codes for 2014 appreciation were:

  1. 89015  28.5 percent
  2. 89104  23.6 percent
  3. 89120  22.9 percent
  4. 89002  22.8 percent
  5. 89086: 22.3 percent

Note however that the more affluent zip codes in Summerlin and Henderson lagged in price gains (mathematically it’s hard to grow 2 than 50) but retained a much higher median price point. Red Rock Country Club (89138) only had a 10.7 percent annual appreciation while the median price was $315,000. The highest median price in the hot zip codes was $205,000 (89002).

What does this mean? Vegas’s roller-coaster real estate market is finally stabilizing. Yeah!

P.S. All the 411 came from SalesTraq, a Las Vegas analyst firm.

P.P.S. Median price means half the homes are pricier and half are cheaper. It’s not the average home price….

Heart-Shaped Pizzas for Valentine’s Day

Valentine’s Day is just three days away. Las Vegas restaurants will be packed. Wouldn’t it be wonderful to have a heavenly, home-cooked meal at home?

In the spirit of the day, Sammy’s Wood-Fired Pizza and Grill  is selling heart-shaped pizza kits. They contain:

  • Dough: traditional, whole wheat and gluten-free options
  • Sauce
  • Shredded parmesan cheese
  • Fresh basil
  • You can pay more for fresh pepperoni

Of course, you can jazz ’em up any way you’d like for your sweetheart. Add a good Chiani and some fava beans (just kidding!) and there’s one delicious, romantic meal.

The kits are available through Sunday and cost $7 for traditional dough, more for the options.

Even better: Sammy’s is donating $1 for each kit it sells to the American Heart Association. A win-win for everyone in Las Vegas!

If you don’t want to fuss with baking your own, Papa John’s is selling heart-shaped cheese pizzas for $15.

Las Vegas’s Alcohol Rules

Alcohol often fuels a good time in Las Vegas. Even though we have some of the most liberal drinking laws on the planet, we still have rules. And Metro, our police department (not the Las Vegas Police Department on CSI) is big on enforcement.

So, as a public service, here are the rules. Yes, you have been warned!

  1. You can’t miss the tourists carrying drink containers almost as tall as they are. That’s because carrying an open container of alcohol and consuming it publicly is legal in both the city of Las Vegas and unincorporated Clark County. (The Las Vegas Strip is actually not in Las Vegas but in County. Don’t ask….) McCarran International Airport is also in County, so drink up when your plane is two days late!
  2. Alcohol is NOT allowed within 1,000 feet of a church, synagogue, public or private school, hospital, homeless shelter and, of course, alcohol treatment centers.
  3. You can’t consume liquor you purchased in a closed container on the store premises or within 1,000 feet of its front door. The drink anywhere law only applies to alcohol you purchased in an open container, like a plastic cup. Most Strip resorts will gladly hand you a plastic cup when you are about to leave their place of business. (Yes, we are really thoughtful in Vegas.)
  4. Only plastic cups and containers are allowed on the Strip. All glass containers are verboten.
  5.  Of course, you can’t drink and drink. And, like everywhere else, you can’t have an open container in a car or truck if it’s moving.
  6. You can buy liquor 24 hours a day in Las Vegas at any establishment. Why stop having fun at 1 am? That’s not what Las Vegas is about.

I don’t want you to end up behind bars!
