I am Aspen, Dallas and Las Vegas’s most caring landlord. I rented a home to a wonderful young woman who loved three things: her cat, her Camero and her job. One day she lost her job. Two months later the repo man took her car. She was so devastated she tried to kill herself.
I figured out something was wrong when she missed her rent payment. The neighbors told me how the ambulance workers saved her life. She was still in the hospital.
No one knew about the cat. The poor thing had been locked in my house for two weeks with no food, not water, no love and a filthy litter box. By the time I got there the cat urine stench was soooo bad I wanted to wretch after opening the door. The living areas were tile-easy enough to clean- but the carpets in the bedrooms were soaked in urine and feces.
Not the cat’s fault. But a huge mess for me.
I had to hire a professional. But Kelly of Kelly’s Carpet Cleaning taught me a lot about the process when things aren’t so extreme.
First, the carpet isn’t the real problem. It’s the pad and the sub-floor. The urine flows through the carpet to the pad, where it puddles. The tiny circle of wet in the carpet usually signals a lake of urine steeping into the pad.
Then, since water floors down hill, it drips into the floor or sub-floor, which is either concrete or wood. Both are porous. So you have to deal with both the pad and the floor if you are going to get out the smell.
You have to use something to extract the liquid. The carpet machines that do that are very spendy, so I use a wet/dry vac. (You have to really clean it after you are done!!!!! Just sayin’.) Just keep going around and around in circles until no more liquid sullies forth.
Then you have to treat those circles in the carpet with a bio-enzymatic cleaner. I bought a gallon from Kelly but Amazon has Nature’s Miracle Urine Destroyer. Leave this on for a day so all those enzymes have time to get busy and eat up all that nastiness.
Poop is actually easier to clean up. Use a putty knife to pick it up so you don’t smoosh it into the carpet. Then use the enzyme cleaner.
Once a year I have the carpets in my houses professionally cleaned.
P.S. I prefer tile for just this reason. Sooo much easier to take care if your dog or cat leaves these gifts for you.
P.P.S. I trashed the carpet in the Dallas house. I had Kelly professionally treat the concrete. A few days later the new carpet arrived. My tenant survived the suicide attempt, took her cat and moved to Houston. I found a new tenant with a cute Pomeranian. A happy ending for everyone!
